The tallest office building in Romania is under construction in Iulius Town Timișoara
Semibasement and ground floor – stores, restaurants and themed cafés. 1st floor – conference center. Two intermediate floor – medical hub with multiple specialties. This is what the vertical “map” looks like for those who will work in United Business Center O (UBC O), the tallest office building in Romania, part of Iulius Town Timișoara and the first mixed-use project in the west of the country.
The most spectacular panoramic view of Timișoara
A head-spinning project in terms of both its height and the magnitude of its development phases. With a built area upwards of 77,000 sqm, UBC O entails extensive works, as well as an impressive quantity of materials. More than 43,500 cubic meters of concrete and more than 1,700 tons of reinforcement will be used to erect the building, while 280-plus bored piles were required in order to support a construction of this magnitude. The building will be fitted with a full glass façade to ensure high levels of natural lighting, as well as to provide a spectacular panoramic view of Timișoara from any angle. Per total, more than 26,000 sqm of highly energy efficient glass will ensure comfort and energy savings, as well as a unique panorama for employees in the building. The vertical project will be fitted with 12 high-speed elevators and will allow direct access from the park in Iulius Town Timișoara.
Generous open spaces with optimal ventilation and lighting and surface areas adding up to 2,000 sqm per floor, without interior columns, with abundant natural lighting, state-of-the-art amenities and technologies, as well as energy-efficient solutions are only a part of the assets of UBC O, the building setting new standards for the office market in terms of the comfort and amenities it offers.
Innovative vertical development concept
UBC O is an ultramodern and ultra-central building, designed to streamline the daily schedule for those who will be conducting their activities in the premium offices. This is possible because the building combines the office segment with stores, restaurants and cafés, as well as venues for corporate events and even medical clinics.
The conference center on the first floor will be dedicated to the corporate segment and will comprised seven halls of various sizes, able to accommodate themed seminars, conferences or congresses with 220-plus participants, as well as training or smaller business meetings with up to 45 guests.
One novel component is the medical hub, which will operate on two floors and comprise more than 3,000 sqm, making it the largest of its kind in the west of Romania. The medical hub will provide complete diagnosis and treatment services for multiple medical specialties, primarily treating many of the diseases that are specific to our modern world and have an impact on the evolution and quality of life.

Just like the other office buildings in the project, UBC O is a “green building”, designed and built in line with the highest international sustainability standards. Moreover, the building is fitted with showers and changing rooms for employees that use alternative means of transportation to get to the office, and there are more than 800 bike parking racks fitted across the entire mixed-use project. Furthermore, the people working in UBC O are connected to nature, as they have direct access to Iulius Gardens, a park spanning more than 43,700 sqm, comprising mature trees, generous lawn covered areas, a lake, relaxation spaces, event areas and numerous leisure attractions.
Being a part of a mixed-use project, UBC O implements the concept of well-being and offers the perfect work-life balance.
