With the opening of the UBC 0 skyscraper, Phase 1 of Iulius Town is finally complete, offering retail and office tenants an unrivalled lifestyle experience. Atterbury Europe’s Head of Development, Roux Gerber, reflects on this showpiece building.
When did UBC 0 open its doors for tenants, and who were the first tenants to move in?
UBC 0 is home to two kinds of tenant classes – retail and office.
On the office front, the majority of tenants have taken occupation of their space and are busy with the internal fitout process. These tenants, occupying floors 2 to 15 of UBC 0, include Opswat, PwC, Amazon, Porsche Engineering, Access, Cognizant, Toluna, Endava, TMD and IT Vision. Office tenants started operating from 15 September 2022 and the last ones will be operational by May next year.
On the retail front, restaurant and food-store offerings are spread over two levels – a semi-basement and a ground-floor level that links with the Iulius Town Park. These F&B tenants include a local bakery, Prospero, a delicatessen, TGB, a Greek produce offering, Bunatati Grecesti, an Italian produce shop, Bottega del Pane, and a fast-food kebab shop, Fresh Kebab. On the ground floor exciting new restaurants include international cuisine at Kai, seafood at Pescada, an Asian fusion restaurant and a Czech-In Staropramen Pub. The majority of these started operating early in October 2022.
Give us an overview of why UBC 0 is such a coveted office address?
UBC 0 is the fourth office building that will complete Phase 1 in Iulius Town. The modern architecture and exquisite finishes of the building itself are of a high standard and unique in Romania. The mixed-use environment of Iulius Town Timișoara gives tenants a lifestyle experience, with shopping, restaurants, fitness and family entertainment, a pleasant work environment and an amazing green landscaped area.
What percentage of the building is let and how is leasing going?
More than 92% of the 31 000 square metres of gross lettable area in UBC 0 is let, and the leasing team is positive that they’ll have it fully tenanted in the next few months. All in, Iulius Town Timișoara has around 54 000 sqm of GLA office space across UBC 1, 2 and 3, which is fully let.
What has been the feedback from tenants so far?
The feedback has been overwhelmingly positive, which was expected as the quality and overall environment of UBC 0 are unique in Romania. As more and more businesses are returning to formal office space after the pandemic, the demand for mixed-use environments is increasing. Iulius Town Timișoara and its valuable tenants are set for a bright future!
What is next at UBC 0?
Phase two of Iulius Town Timișoara is on the drawing board and more details will be shared in due course. The focus for 2023 is to consolidate our position in Iulius Town and ensure that we maintain a stable base for sustainable growth in an ever-changing economic environment.
