UŠĆE Shopping Center has unveiled its completely redeveloped food court this week. Despite challenging conditions, the MPC Properties and Atterbury Europe teams worked tirelessly to deliver a world-class destination for shoppers, food lovers and families. We spoke to Atterbury Europe’s Head of Developments, Roux Gerber, and the Head of Asset Management, Altus Swanepoel, to discover how the teams overcame obstacles, created value for the community and reimagined Belgrade’s most prominent retail and entertainment centre.

What can we look forward to from the new UŠĆE food court?

UŠĆE’s new Gastro Zone, as the new food court has been branded, represents a complete transformation of the existing retail space. Designed by Dutch architects, TT Design — the same architects behind BEO interior design — it features an unprecedented design accenting an open façade with panoramic views of Kalemegdan Park, the old town and the Sava riverbank. One of the key objectives of UŠĆE’s redevelopment and adaptation strategy was to create added value for the entire community. We’ve have answered the community’s needs and created a unique and authentic experience for all our visitors, tenants and employees that includes a wider food offering through access to a variety of quick-service restaurants and sit-down restaurants.

Located on the third level with easy escalator access, the redevelopment of the interior space sets the scene for a spectacular arrival to the Gastro Zone. The interior finishes are uniquely blended to welcome visitors to a relaxed and beautiful environment, with an unobstructed view of the various food brands available. The layout resembles a teardrop shape, opening into a winter garden and balcony that maximise its beautiful eastern views. This renovation also includes a brand-new eastern façade showcasing one of Belgrade’s largest LED screens, spanning over 500 square metres. It’s a brilliant opportunity for marketing while reinforcing UŠĆE’s status as a top shopping and entertainment destination in the city.

Walk us through the concept behind the design of the food court.

The design concept evolved from market feedback we gathered a few years ago, which showed the need for more variety and modernisation in the food offering of UŠĆE. This supported a desire to highlight the beautiful eastern view over the old city and Sava River front, a hidden gem. The theme emphasises flowing, organic lines in the tiling, ceiling and lighting, reminiscent of a sea snail shell. These design elements guide visitors through the space, culminating in a breathtaking view. Seating is strategically placed to ensure convenience for ordering and dining and each tenant’s shop design complements the overall aesthetic and vision for the Gastro Zone.

How were the variety of cuisines and vendors featured in the new space chosen?

We blended established tenants with fresh concepts to diversify and enhance the culinary offering. A headline addition is Taco Bell’s first restaurant in the Serbian market, which debuts right here at UŠĆE’s Gastro Zone. We carefully curated each brand to reflect evolving customer preferences, from quick bites to more refined dining. Two panoramic-view restaurants add a unique element to the experience, and we’ve also included a dedicated arcade centre to make the environment more family-friendly and entertaining. We are pleased to welcome McDonalds, KFC, Taco Bell, Pizzagram, Foody, Burrito Madre, Knedly, Richard Gyros, Arcade Centre, Go Sushi, Asia Food and the remaining entrants to UŠĆE’s exciting new Gastro Zone.

What were some of the biggest challenges faced during the development process, and how were they overcome?

The primary challenge of redeveloping existing space is navigating the unexpected. Small as-build deviations from original drawings can significantly affect planning, especially for timelines, and required on-the-go action with pre-set parameters. Keeping the centre operational during construction was another hurdle -much of the work had to happen after normal hours to maintain safety, respect current tenants’ operations and minimise customer disruptions. The construction industry’s current challenges also made finding skilled resources challenging, but we’re fortunate to have secured a capable team to deliver a world-class facility with a strict timeline.

Tell us about the launch and plans over the coming months

We opened the new Gastro Zone in UŠĆE on 20 February 2025, seamlessly transitioning from the old space in just two days. More than 70% of our new food offerings launched immediately, with the rest to follow soon.

The opening launch was coordinated and managed by the competent MPC Properties marketing team. Social influencers created pre-event buzz and hosted the event, guiding the experience and engaging with visitors. Visitors enjoyed a variety of food and drink offerings from the new Gastro Zone restaurants while a DJ enhanced the atmosphere and kept the energy high. Vouchers were gifted to the first 250 visitors to use on launch day. Visitors also participated in a fun and interactive quiz with exciting prizes to be won.

There was also a dedicated area on the terrace to capture memorable photos with the breathtaking view as a backdrop. Visitors received a printed photo souvenir.

In the months ahead, we’ll continue showcasing this exciting transformation through strategic marketing, including our new 500 sqm LED screen on the eastern façade. By working closely with our tenants, we aim to keep the momentum going and ensure people know about UŠĆE’s refreshed dining and entertainment experience.
