Iulius Mall Suceava’s €40 million expansion opened its doors on 15 May, unveiling 16,500 m² of new space, first-to-market fashion brands and a tree-lined civic park that together cement the centre’s status as the largest shopping and leisure destination in northern Romania.

A launch weekend that broke the records

The four-day celebration attracted the mall’s highest daily footfall since its launch in 2008. Fifteen of the nineteen new stores opened from day one, while visitors enjoyed open-air concerts by Killa Fonic, pop star Smiley, and children’s favourites Gașca Zurli, along with a WCF International Cat Show and interactive “wax-hands” workshops. Altus Swanepoel, Head of Asset Management at Atterbury Europe, reports that tenant feedback ranged from “the best store inauguration in the last two years” to “biggest first-day sales ever”, emphasising the project’s immediate impact.

New brands, fresh concepts

The expansion increases the tenant mix to around 120 stores, with key openings including Lefties and Stradivarius’ first stores in the Moldova region, alongside HalfPrice, Reserved, Mohito, Cropp, House, CCC’s latest concept, and New Yorker. Chin Chin, Plaisir du Chocolat, and Zireto Caffe expand the food options. Simultaneously, a 10,000 m² landscaped park, featuring over 180 mature trees and 37,000 shrubs, provides a setting for alfresco events and everyday relaxation. A fitness centre and two drive-thru restaurants are planned for completion by Q1 2026.

The shopping centre now totals 60,000 m² GLA after re-configuring existing areas and adding a new retail wing.

Green credentials that go beyond the park

Sustainability shaped every decision, from waste-smart construction to an upcoming rooftop PV array. In June, Iulius secured LEED Operations & Maintenance Platinum certification for Iulius Mall Suceava, one of five assets in its national portfolio to earn the top rating this year.

Month-long family attractions

To maintain high momentum, the mall hosted “First Kids on Mars” and Cosmos, interactive, AR-powered exhibitions that invite young explorers to colonise the red planet and unravel the mysteries of the universe.

The big picture

Regional gravity: 2024 sales rose 8 per cent on 7.5 million visits, indicating pent-up demand that the larger, greener Iulius Mall Suceava is poised to capitalise on.

Cross-border appeal: The refreshed mix draws shoppers from neighbouring countries, including Ukraine and Moldova, bolstering local supply chains and tourism spend.

Jobs and opportunity: The build phase supported over 200 temporary jobs, while the enlarged centre adds more than 400 permanent positions across retail, hospitality and management.

“By offering new brands, services and experiences, the expansion strengthens Suceava’s economic role and competitiveness, drawing visitors from neighbouring counties and even across borders.” Altus Swanepoel, Head of Asset Management, Atterbury Europe.

Looking ahead

Next on the agenda are the completion of the fitness hub, drive-thru cluster and PV installation, alongside ongoing tenant openings. With its expanded footprint, revitalised public realm and newly minted sustainability accolade, Iulius Mall Suceava is set to remain the benchmark for retail-led placemaking in Romania’s north-east.

From headline concerts to family-friendly space adventures, the first months of the enlarged Iulius Mall Suceava demonstrate that smart tenant curation, green thinking and community-minded design can turn a mall into a regional magnet. As the final elements come online, Iulius Mall Suceava is not just bigger, it is brighter, bolder and perfectly positioned to write the next chapter of northern Romania’s retail story.
