A transformation that reshaped a city: The expansion inaugurated in 2019 marked a defining moment, transforming the original mall into the largest mixed-use development in western Romania. Including new office buildings, a park, an expansion of the existing mall as well as upgrades to public infrastructure, the project introduced a new benchmark for Romanian real estate, not only in scale, but in ambition.

For four years, Iulius Mall Timișoara continued to operate and perform while surrounded by multiple construction sites. Today, more than 11,000 office employees from around 70 companies form part of the daily rhythm of the project, using its restaurants, cafés, services and outdoor spaces as part of their everyday routines. The park, meanwhile, has become one of Timișoara’s most loved green spaces, a place for leisure, events and cultural activity, expanding the development’s role from commercial hub to social anchor.

The retail and leisure offering reflects this diversity, with around 450 stores, 11,000 sqm of food and beverage space, entertainment facilities, a fitness centre with an indoor pool, a cinema and a growing medical hub, all carefully curated to serve a broad and evolving audience.
