From banking to retail leasing, Zena Vardaki’s professional journey has been anything but conventional. Today, as Leasing Manager for Atterbury Europe in Cyprus, she plays a central role in managing existing malls and shaping the future of the landmark proposed Mall of Limassol. In this interview, Zena shares her career journey, her insights into leasing trends and what excites her most about her role.
You started your career in banking before moving into property leasing. What motivated this career change, and how did you find the transition?
I studied Economics at the University of Cyprus and went on to earn an MA in Management, an MBA in Finance, and a Master’s in Human Resources and Organisational Behaviour. I’ve always been fascinated by real estate and the retail world, and I was ready for a new challenge, one that felt more dynamic and creative. Leasing gives me the chance to shape something tangible, to see empty spaces come alive and transform into places people love to visit. The transition was exciting and gave me fresh energy.
How has your background in banking helped you in your current role as Leasing Manager?
Banking gave me a solid foundation in negotiations, relationship management and customer service. These skills are invaluable when working with tenants, structuring deals, and analysing opportunities for the malls.
Can you describe what a typical day looks like for you as Leasing Manager in Cyprus?
No two days are the same and that’s what I love most! My time is spent meeting with tenants, building relationships, showing spaces, negotiating deals and planning future opportunities, especially for the Mall of Limassol.
What are the main differences between leasing for established malls and preparing leasing for the proposed Mall of Limassol?
With established malls, it’s all about evolution; keeping the tenant mix fresh and exciting. For Mall of Limassol, it’s about creation; building the perfect mix from the ground up, which is both challenging and incredibly rewarding.
What excites you most about your work right now?
Definitely shaping the vision for Mall of Limassol and watching it turn from plans into reality, but also seeing our current malls thrive with new tenants and ideas that surprise and delight our visitors.
What were some of the most important lessons you learned from the team?
I’ve learned the power of collaboration – when we share ideas and challenge each other, the results are always better.

How would you describe the team dynamic within Atterbury Europe?
Supportive and inspiring! Everyone is driven to achieve excellence, but we also make space to enjoy the process, which makes even the busiest days enjoyable.
From your perspective, what trends are you seeing in retail leasing in Cyprus right now?
There’s strong demand for fashion & beauty and entertainment, as well as experiential concepts that give customers a reason to visit beyond shopping. Pop-ups and unique, first-to-market brands are also growing in popularity.
What do international and local brands look for when considering space in your malls?
They look for footfall, a strong and complementary tenant mix and a mall that feels fresh and well-managed. Above all, they want a partner they can trust to help them succeed and that’s what we aim to provide.
In your opinion, what makes the Mall of Limassol such a significant development for Cyprus, and what role are you playing in shaping its tenant mix?
Mall of Limassol will set a new benchmark for retail and entertainment in Cyprus. It’s an opportunity to bring something world-class to the island, and I’m working closely with the team to curate a mix that is exciting, balanced and future-proof.
What do you find most rewarding about working in leasing compared to your previous career in banking?
Seeing a space transform from empty to a buzzing store is incredibly satisfying. I love connecting brands with the right location and watching them thrive.
Looking back at your journey so far, what achievement or moment are you most proud of?
I’m proud of securing strong tenants that bring real value to the malls and introducing concepts that are new to Cyprus. It’s a great feeling to know I helped make that happen.
Outside of work, what inspires or energises you?
Writing inspires me, reading for self-improvement keeps me focused on my personal goals and swimming helps me clear my mind and recharge.
