The Iulius Group’s business centres in Romania, developed in partnership with Atterbury Europe have changed the office landscape in this country. That was before the latest addition, the UBC O building was completed in Iulius Town, Timişoara. Laurentiu Manea of Iulius gives insight into the impact of this latest addition to the portfolio.

When exactly was the building opened for business?

The building was completed and officially opened in October 2022.

United Business Center O (UBC O) is the fourth office building within Iulius Town mixed-use project.

The building has a vertical structure comprising two underground levels, semi-basement (split level), ground floor, 15 floors and two technical floors, with a total leasable area of 32 000 sqm.

UBC O epitomises the new generation of premium office buildings in Timişoara, combining elements of contemporary architecture with state-of-the-art technical amenities, which have a major impact on the comfort of employees and the responsible consumption of resources.

The building benefits from the implementation of the building management system (BMS) technology, which supports the integrated monitoring and control of the ventilation, lighting, power, security and safety equipment.

UBC O was also designed and built in accordance with international green building principles. To encourage mobility and alternative means of transportation, the building is fitted with showers and changing rooms for cyclists, as well as dedicated bike parking areas and electric vehicle charging stations.

As part of the Iulius Town mixed-use complex, UBC O offers access to numerous services and facilities, including a retail area with more than 450 stores, themed restaurants and coffee shops, a food court, the largest fitness centre in Romania, a multiplex movie theatre with 12 auditoriums, education facilities, medical services, public-institution offices, as well as a park spanning 4.5 hectares.

In addition, the employees who work in the building have access to new themed restaurants and the Shop Express concept, a destination that includes four concept stores with varied, healthy and always fresh products and goodies, all situated on the ground floor.

Are there still opportunities for prospective tenants who might be interested?

No, unfortunately not… the UBC O building is 100% leased and fully operational.

Are there any noteworthy tenants that you can tell us about?

In total, UBC O accommodates the operations of 19 companies in fields such as IT&C, the automotive industry and engineering.

The full tenant list includes Amazon, Access Workspace Romania, Endava, Cognizant-Softvision, Porsche Engineering Romania, Toluna, Opswat, Hamilton, Haufe, PriceWaterhouse Coopers, Linde, Infosys, Unbabel, Doctari, TMD Friction, IT Vizion and Oediv.

How many people work in the building?

Over 4 000 people benefit from the options provided by this eco-friendly building as part of the greater Iulius Town mixed-use complex.

And how green is the building exactly?

UBC O is the only building in Romania that was granted a double green certification, namely LEED Platinum in line with the LEED 2009 Core and Shell Development rating system, and EDGE Advanced by the US Council of Green Buildings. So, it is very green, indeed!

Looking at the LEED Platinum Certificate, UBC O and UBC 3 are the only office buildings in the country, outside of Bucharest, which have such a high-level certification.

What has the impact been on Iulius Town Timişoara of this new addition to the portfolio?

Once UBC O was officially opened, UBC in Timişoara became the largest business hub in the western part of the country. UBC brings together some of the world’s strongest “intelligence” providers in the automotive and technology industries. Now, the four office buildings in Iulius Town have a leasable area upwards of 80 000 sqm and accommodate 50 multinational companies from three continents, with around 9 500 employees who work here to deliver technologies and services used worldwide.

Timișoara is an attractive city for companies wishing to develop in this part of Europe, due to the pool of talent with multiple specialisations available here, and the largest business hub in the centre of the country developed in Iulius Town is further proof of this.
